<p>Europe grew from 527 million to 728  million from 1950 to 1995. This 38% increase almost identically matches  the U.S. optimistic projection for the next 40 years. <p>Everybody  talks about due diligence, but how many investors really know what it  means to conduct thorough due diligence on a potential investment, much  less carry it out?</p>
<p>Due diligence is the process of scrutinizing every aspect of a transaction.<span id="more-346"></span></p>
<p>In  the case of a real estate transaction, it involves a process of knowing  every aspect of the property that you are planning to purchase. It also  involves conducting due diligence on yourself &#8211; knowing every aspect of  your personal investment goals!<!--more--></p>
<p>Although every investor will have  different requirements on his/her checklist, the bottom line remains  the same&#8230; Knowledge is Power! The more you can find out about what you  are purchasing, and the clearer you can see how the investment will  bring you closer to your own financial freedom, the more successful your  venture will be.</p>
<p>When you&#8217;re analyzing your next property  investment, ask yourself the following questions. If you don&#8217;t know the  answers, start asking!</p>
<p>* Does the property meet your desired cash flow objectives?</p>
<p>* Do you have an exit strategy in place? Re-sell, re-finance, buy and hold?</p>
<p>* How long do you want to keep this property (keeping in mind your exit strategy)?</p>
<p>*  Does the location show signs of economic growth? (Are there any new  developments, projects, etc. that will contribute to future  appreciation?)</p>
<p>* Is the price within market value? (Have you looked into the price of similar properties recently sold within the same area?)</p>
<p>* What are the conditions of the purchase and/or lease agreement?</p>
<p>*  Have you verified the age of the property, thus determining any  potential improvement or repairs necessary now or in the near future  (roof / electrical / plumbing / cosmetic)?</p>
<p>* Have you taken a look at all the taxes involved? How about utility costs and zoning restrictions?</p>
<p>* Have you looked into the title status / insurance?</p>
<p>* Is the current rental income over / under market value?</p>
<p>* Are all of the legal agreements in order (signed by real tenant(s), not containing hidden clauses, etc)?</p>
<p>* Is the rental agreement transferable to a new owner?</p>
<p>* What are the rental income deposit arrangements?</p>
<p>This is just a starting list&#8230; I expect you should double it, based on your own criteria.</p>
<p>Remember,  the name of the game is: Don&#8217;t be afraid to ask questions until you  obtain clear answers! Read all documents thoroughly, and last but not  least, (hear the alarms on this one!) do not give any deposit away to  the developer if it does not go to a trust account of a third party  lawyer or notary!</p>
<p>If everything meets your requirements, the  property should produce a great stream of passive income, and your new  acquisition will be one that you will enjoy for many years to come. In  the end, real estate investment can reward like no other investment can.  But you must make your decisions based on specific due diligence facts &#8211;  not emotions.</p>
<p>Make your investment an asset, not a liability;  make it work for you by gaining more knowledge and, therefore, power  over your financial destiny!</p>

<p>A fireman once commented how unsafe it was to enter a burning  property without knowing where all the exits were. This same logic  applies to the real estate sector. While making any offer, at the back  of one&#8217;s mind, the exit strategy should be decided preferably  incorporating means to generate wealth at the same time. The exit  strategy plays a major role in deciding the financing options required.  One needs to think of questions like whether one wants to use the  profits to buy a new property or invest it somewhere else, how much  money is one hoping to make, when will the money be required?<span id="more-333"></span><!--more--></p>
<p>Short  term financing is a temporary source assuming one will refinance or  resell the property quickly. This usually involves a higher rate of  interest with a payoff deadline within a year. This can be sourced  through commercial banks or private hard money lenders. Short term  financing is a viable option because of its availability and speed in  transactions.</p>
<p>Long term financing on the other hand gives you a  variety of options provided one is not hard pressed for time, renting  the property is an option or loan &#8211; to &#8211; value isn&#8217;t an issue. These  include the likes of fixed rate, option adjustable rate mortgage,  interest only payment loans, and adjustable rate.</p>
<p>An alternative  financing method is Seller financing. In this case, the owner/seller  lets their existing loan remain and the buyer takes over the payments.  In most of the cases, the buyer gives a down payment and continues to  pay interest each month.</p>
<p>Interest rate swaps and caps are also increasingly becoming an important component of real estate financing transactions.</p>
<p>One can consider any of the following three exit strategies -</p>
<p>- 	Sell subject to &#8211; This implies offering the property to sellers under  the existing terms of the mortgage. Since it is difficult getting  financing in the current market and you are offering a down payment, the  property seems really attractive.<br />
-	Offer owner Financing &#8211; This is similar to the above exit mode  except that you get to hold onto the property until it is completely  paid off.<br />
-	Lease options &#8211; This route can help reduce stress on the budget  and in time sell off the property entirely. In such a situation, a  portion of the monthly rent is attributed to a larger payment made to  the owner at the end of an agreed term.<br />
-	Selling &#8211; One should calculate the price at which one would break  even including commissions and other closing costs. One should also  consider selling prices of comparable properties.<br />
-	Networking &#8211; It is important to network to find potential buyers and other real estate investors<br />
-	Relocating and renting &#8211; One could even consider renting out the property and residing at a less expensive place.<br />
-	Renting, lease options, corporate housing, and vacation rentals can all serve as viable exit strategies<br />
-	Discontinuing payment for the property should be a last resort and  legal nuances of the same should be kept in mind in such a scenario</p>
