Search through our property listings and decide which property you would like to own. Call me if you require any further information or if you require clarification on anything.
Once you have decided which one you want to buy, you will be required to sign a binding contract and put down a £2000 deposit known as Ernest Money. This is non-refundable and assumes that you will go ahead with the purchase. The rest of the deposit funds will be required on closing approximately four weeks later.
You automatically qualify for the mortgage since private funds are used for the lending. The criteria is based on the rental value of the property and the mortgage will be paid from the rental income every month. No Banks, No CREDIT CHECKS and no appraisals to fail. We all know that property valuations are all over the place at the moment – valuers are under valuing to safeguard themselves, but this approach means bank lending is difficult. We are looking purely at the investment figures. If the figures stack up, the mortgage will be paid. All our properties come with inbuilt equity from day one which gives room for market fluctuations, however as long as the rent is being paid, the fluctuations will not affect you. The loan is fixed for the term and the term is short (5 years typically). The monthly yield is small in this initial period, however after the loan is paid, the yield is fantastic.
